STEP 1: Define Your Purpose and Budget Clearly
Before you look at a single property, get clear on two things: why you are buying and how much you can spend.
Purpose determines everything — location, property type, size, and lease structure.
Ask yourself:
• Are you buying to use the property for your own business?
• Are you buying as a pure investment to earn rental income?
• Are you buying land or a commercial plot to develop later?
Budget is not just the purchase price. Factor in registration charges (approximately 7% of property value in Tamil Nadu), stamp duty, legal fees, interior fit-out costs, and a buffer of 10 to 15% for unforeseen expenses.
Trying to buy without a clear purpose and budget is the single biggest reason first-time buyers end up with the wrong property.
STEP 2: Choose the Right Location for Your Commercial Investment
In commercial real estate, location is not just important — it is everything. The right location determines your rental yield, your tenant quality, and the long-term appreciation of your investment.

Rule of thumb: if your goal is rental income, prioritise areas with demonstrated tenant demand and low vacancy rates. If your goal is capital appreciation, look at developing corridors where infrastructure is growing but prices have not yet peaked.
STEP 3: Decide on the Type of Commercial Property
Not all commercial property is the same. Each type comes with a different risk profile, tenant type, and return potential.
• Office Spaces: Steady long-term leases of 3 to 9 years. Best for stable income investors.
• Retail / Showroom Spaces: High footfall locations command premium rents. High income potential.
• Warehouse / Industrial: Long lease terms of 5 to 10 years. Increasingly in demand due to e-commerce growth.
• Commercial Plots / Land: Buy land in a growing corridor and sell or develop later. Highest long-term returns.
• Co-working / Serviced Office Units: Lease to co-working operators. Hands-off managed returns.
