Welcome to Part 2 of our step-by-step guide on buying commercial property in Chennai. In Part 1, we covered how to define your purpose and budget, choose the right location, and select the right property type. Now it is time to go out and evaluate properties — and then protect yourself with thorough legal verification.
STEP 4: Shortlist Properties and Do Site Visits
Once you know your location and property type, start shortlisting. Do not rely only on online listings — many of the best deals are transacted through agent networks before they are publicly listed.
During site visits, evaluate the following:
• Physical condition of the building and common areas
• Natural light, ventilation, and floor plate layout
• Parking availability — critical for commercial tenants
• Proximity to metro stations, main roads, and bus routes
• Current occupancy of the building — a mostly empty building is a warning sign
• Neighbourhood quality — what other businesses operate nearby?
• Mobile signal strength inside the premises
• Power supply stability — does the building have a backup generator?
Never make an offer on a property you have not visited in person. Photographs and videos can be very misleading.
STEP 5: Verify the Legal Status of the Property
This is the most critical step in the entire process. Legal issues with a property can cost you far more than any amount saved on the purchase price. Do not rush this step under any circumstances.
Here is what must be verified before you commit:
Document / Check | What to Verify |
Title Deed | Confirms the seller legally owns the property. Must be in the seller's name, not a third party's. |
Encumbrance Certificate (EC) | Confirms no loans, mortgages, or court orders are attached to the property. Obtain for at least the last 30 years. |
Patta / Chitta | Confirms legal land ownership and classification. Essential for plot and land purchases. |
Building Approval Plan | Confirms the building was constructed exactly as approved by CMDA. Unapproved construction is a serious legal risk. |
Occupancy Certificate (OC) | Issued after the building is inspected and confirmed safe and as per approved plans. Never buy without an OC. |
RERA Registration | For new projects, verify RERA registration on tnrera.in. Protects you from project delays and misrepresentation. |
Property Tax Receipts | Confirms no outstanding property tax arrears with Greater Chennai Corporation. |
Land Use / Zoning | Confirms the land is commercially zoned under CMDA master plan. |
Important: Always Hire an Independent Property Lawyer
Legal due diligence is not optional. Hire a property lawyer — not one recommended by the seller — to verify all documents before you sign anything.
A good property lawyer in Chennai typically charges Rs. 10,000 to Rs. 30,000 for a full document
review. This is a small cost compared to the risk of buying a legally disputed property.
